Sagging and Dragging Swing Gates
A swing gate that scrapes the driveway has lost its geometry, not just its clearance. The usual causes are a missing or failed diagonal brace running from the hinge stile to the latch stile, worn hinge pins, or a post footing that has settled and taken the whole leaf with it. We re-square the leaf and address whichever of those actually moved, because packing a shim under a hinge lifts the gate for a season and changes nothing about why it dropped. Where the footing is the culprit we take it out and reset it to the leaf weight, because a post that has moved once is carrying more load than it was ever sized for and will keep moving.
Rusted Bottom Rails and Frame Repair
The bottom rail fails first on almost every iron gate, since it sits closest to sprinkler overspray and holds water inside the tube where nobody can see it. Where the rest of the leaf is sound we cut the corroded section out, weld in new ASTM A787 steel tube, treat the welds with zinc-rich primer and recoat the repaired area. On an older ornamental gate that is nearly always cheaper than replacement, because the pickets and scrollwork are the expensive part. We also drain and seal the tube ends while it is open, since a rail that fills with water again will fail in the same place regardless of how good the weld was.
Hinges, Latches and Hardware
Undersized hinges are the most common false economy on a residential gate. A heavy leaf hung on light hardware works its hinge pins oval, and once that starts the gate drops progressively. We replace with ball-bearing or weld-on hinges with grease fittings sized to the actual leaf weight, and fit hydraulic gate closers or electromagnetic locks where a gate needs to hold itself shut reliably. Where a gate has worn its hinge pockets oval we rebuild the stile rather than simply fitting larger hardware into a damaged frame, which only moves the wear a few inches.

Cantilever and Slide Gate Repair
Cantilever gates carry their load on truck assemblies running inside semi-enclosed track, which is why they suit yards where trailer traffic would destroy a ground track. When one binds or derails the fault is normally in those assemblies, in the track, or in a counterbalance tail that has been struck. We service the running gear and check the gate is still true along its length, since a bent frame will keep chewing rollers whatever is fitted. We check the counterbalance tail has kept its full run-back room as well, because yards accumulate stored pallets and parked trailers in exactly the space a cantilever needs to open into.
Storefront Security Gate Repair
Scissor gates, side-folding gates and roll-up rolling steel doors take heavy daily cycling and fail at their guides, bottom bars and locking points long before the panels wear out. Those are serviceable components. We replace them and re-true the guides rather than quoting a whole new assembly, which is usually what a storefront tenant has been told elsewhere. Lock cylinders and floor sockets are worth attention at the same visit, since a gate that closes correctly but no longer secures is doing none of the job it was fitted for.
Yard, Loading and Trash Enclosure Gates

Voltage drop on a long buried run is a recurring culprit here and presents as an intermittent fault, which is why we measure at the operator rather than at the supply.
Drive Train and Mechanical Failures
Where the motor runs audibly and the leaf stays still, the fault is mechanical: a sheared drive pin, a stripped gear, a parted chain, or a slide gate whose rack has separated from the frame. These are usually inexpensive if caught early and expensive if run on, since a slipping rack will damage the pinion behind it. On a rack-driven slide gate we check the pinion for wear at the same time, because a rack that has been slipping has almost certainly been grinding the gear behind it.
Safety Devices and Entrapment Protection
Photo eyes, safety edges and inductive loops fail in ways that present as gate faults. Loops in particular suffer when they have been surface-mounted rather than saw-cut and sealed, because tires destroy them. We replace like for like into the operator’s monitored inputs rather than bridging a fault out, which is the shortcut that removes the protection UL 325 exists to require. Where a previous contractor has bridged an input out we restore it and tell you, rather than leaving a gate in service with one of its two required protections disabled.

Diagnose Before Quoting
We find the cause before pricing the fix, and that includes the parts of the gate nobody called about. A quote written off the reported symptom alone tends to be wrong in one of two directions, and both are worse than spending twenty minutes on a proper diagnosis. That visit also establishes whether the gate is worth further investment at all, which is a more useful answer than a cheap quote on a frame that has reached the end of its life.

Serviceable parts are repaired, structural steel is fabricated in our shop, and only genuinely spent components are replaced. Where an operator was undersized for the leaf we say so, because refitting the same class of unit repeats the failure.
Test Through Full Travel
Every repair is run through its complete cycle under load, with the entrapment devices tested rather than assumed. A gate that works once from a standstill is not a gate that has been tested.
Adjust After Settling
Where we have reset a footing or rehung a leaf we come back once it has settled, re-level the hinges and re-tension the hardware. Steel and concrete both move in their first weeks, and that visit is what stops a good repair drifting back out of alignment.
