Ranch-style gates use a heavy top and bottom rail with widely spaced verticals, a design that suits wide, low frontages and reads as deliberate rather than defensive. Finish is a durability decision before it is a colour decision. We apply zinc-rich primer over prepared steel at all welded joints, then TGIC polyester powder coating, which holds colour under direct sun far longer than a wet-applied enamel. Matte black and bronze are the most requested here, though the powder range covers any specified colour. Galvanizing to ASTM A123 goes underneath where a gate sees standing water.
Side-yard gates wide enough for an RV, boat trailer or work truck carry more leaf than a pedestrian gate and need the hardware to match. We build them as a double swing, a slide, or a cantilever depending on how much side room the yard actually has, and hang them on ball-bearing or weld-on hinges with grease fittings so a heavy leaf stays level. Post footings are sized to the leaf, not to a standard depth.
Bellflower Zoning Code § 17.72.060(F) limits a fence, wall or hedge in a required front yard to 42 inches. That is the figure most front-yard designs are refused against, and it applies to the gate as much as to the fence either side of it. Behind the required front yard the limit changes: § 17.72.060(E) permits a fence or wall up to six feet in the side or rear yards, provided it does not extend forward into the front yard setback. Most residential side-yard and rear-yard gates are therefore built to six feet. The transition point between the 42-inch front zone and the six-foot side zone is where designs most often go wrong, so we mark it on the drawing.
Bellflower Municipal Code § 9.04.040 makes it unlawful to construct or maintain a gate that opens outward over any portion of a public highway open to pedestrian or vehicular traffic. Chain-link fencing is prohibited in front yard and street side yard setbacks across Bellflower’s residential and commercial zones, including under § 17.16.150, § 17.24.150 and § 17.44.060. Where a property already has chain-link across the front, replacing it with iron or aluminum is not merely an upgrade but a route back into compliance. Chain-link remains available behind the setback line where it is not visible from the street.
Under § 17.72.060(D) any fence over six feet in height, and anything above 42 inches in the front area, requires Planning Director approval. A corner lot has two street frontages, and the street side yard carries its own setback and its own restrictions, including the chain-link prohibition. Corner properties therefore have more of their perimeter governed by the stricter front-yard rules than an interior lot does. Bellflower does not impose a general fence vision triangle, but the street side yard setback still shapes what can be built and where the gate can sit.
Commercial and industrial properties are held to 42 inches in their front ten feet under § 17.72.060(D), with one explicit exception: a fence constructed of wrought iron may reach six feet. The code names the material directly. For a commercial frontage that needs real height at the street, ornamental iron is the only route to it, which makes the material choice a compliance decision rather than an aesthetic one.
An automatic gate operator is specified from the leaf, not the opening: its weight, its width and the number of cycles it will run in a day. We match the unit to the correct UL 325 class for the property, since a Class I residential operator and a Class III commercial operator are built to different duty expectations. Installing to ASTM F2200 covers the gate construction itself, which is what most entrapment failures actually trace back to.
Solar operators with battery backup are the practical answer where a gate sits far from the building and trenching a power run would cost more than the gate. Panel and battery are sized to the daily cycle count rather than to the operator’s badge rating, because a gate cycling forty times a day needs materially more stored energy than one cycling six. Undersized solar is the most common reason these systems disappoint.
Entry hardware runs from a simple keypad to a telephone entry system that dials a resident’s phone, with video intercom in between. The choice usually comes down to how many users need access and whether they are permanent. We install the head-end unit at a reachable height on the driver’s side and run conduit rather than direct-burying cable, so a failed run can be replaced without breaking concrete.
Cellular gate controllers let residents grant access from a phone, issue time-limited codes to a contractor or delivery, and see a log of who came through. They suit rental properties and multi-tenant buildings where handing out physical remotes is a losing exercise. These units need reliable cellular signal at the gate, so we check coverage at the actual post location before specifying one.
Inductive loops cut into the driveway do three separate jobs: an exit loop opens the gate from inside, a safety loop holds it open while a vehicle is under it, and a shadow loop prevents it closing on a vehicle stopped in the opening. Most gates that close on cars are missing the second or third of those. We saw-cut and seal loops properly rather than surface-mounting them where tires will destroy them.
UL 325 requires two independent means of entrapment protection on an automatic vehicular gate, and current operators monitor those devices, refusing to run if one fails or is disconnected. That is deliberate. We install monitored photo eyes and safety edges wired to the operator’s monitored inputs rather than bridging them out to stop a nuisance fault, since bridging removes the protection the standard exists to provide.
An existing gate can usually be automated, but it has to be assessed first: the leaf must be square, the hinges sound, and the construction compliant with ASTM F2200, which addresses the pinch and shear points a manual gate never had to consider. We rebuild the hinge stile or add a diagonal brace where needed, because bolting an operator to a sagging leaf simply transfers the sag into the motor.
Any gated driveway that a fire apparatus may need to enter requires an approved means of emergency access, typically a Knox box or a fire department key switch wired to open the gate. California Fire Code fire apparatus access road requirements drive this, and it is far cheaper to design in than to retrofit. We settle the emergency access arrangement at design stage so it is not a change order after inspection.
A gate that has stopped moving entirely is usually power, a failed control board, or a monitored safety device the operator has faulted on rather than a dead motor. We diagnose in that order, because replacing an operator that was only refusing to run on a disconnected photo eye is an expensive way to fix a wiring fault. Most no-movement calls are resolved on the first visit.
When the operator runs audibly and the leaf stays put, the fault is mechanical: a sheared drive pin, a stripped gear, a broken chain, or a slide gate whose rack has parted company with the frame. We check the drive train before the electronics on these calls. Catching it early usually means replacing a pin or a section of rack rather than the whole operator assembly.
A swing gate that drags on the ground has usually lost its diagonal brace, worn its hinges, or settled on its footing. A slide gate off its track has typically worn its rollers or lost alignment at one end. We re-level and re-hang rather than shimming the symptom, and where the footing has moved we address the footing, because a gate that has settled once will settle again on the same post.
The bottom rail rusts first, because it collects water and sits closest to sprinkler overspray. On an otherwise sound iron gate the economic repair is to cut out the corroded rail, weld in new ASTM A787 tube, then prime with zinc-rich primer and recoat. That is routinely worth doing on an older ornamental gate whose pickets and scrollwork would be expensive to reproduce.
Access hardware fails in ways that look like gate failures: a keypad that has lost its programming, remotes unpaired after a board replacement, or an intercom run whose direct-buried cable has corroded through. We test the control path end to end rather than swapping the visible unit first. Where the underlying wiring is the problem, we pull new cable in conduit so the repair does not repeat.
Cantilever gates carry their weight on truck assemblies running in semi-enclosed track, with no ground track to be crushed by trailer traffic or filled with debris. That makes them the correct choice for truck and trailer yards where a V-track gate would fail quickly. The counterbalance tail needs clear run-back room behind the opening, which is the constraint that decides whether a cantilever will fit at all.
Scissor and side-folding security gates fold back against the jamb and secure a storefront overnight while leaving the glazing visible, and roll-up rolling steel doors do the same job where a full closure is wanted. Both take heavy daily use and both fail at their guides and bottom bars first. We service and replace those components rather than the whole assembly wherever the tracks remain true.
Bellflower requires a trash area to be enclosed by a five-foot solid masonry, brick or concrete wall under § 17.52.120(A), with the access way closed by solid decorative gates of the same height. Separately, § 17.52.110(B) requires open areas used for parking or loading vehicles over one and a half tons to be enclosed by a solid wall or fence six feet high with solid entrance and exit gates.
