Six Feet In Side and Rear Yards

Behind the required front yard the limit changes: § 17.72.060(E) permits a fence or wall up to six feet in the side or rear yards, provided it does not extend forward into the front yard setback. Corner properties therefore have more of their perimeter governed by the stricter front-yard rules than an interior lot does. Solar-Powered Gate Operators

Solar operators with battery backup are the practical answer where a gate sits far from the building and trenching a power run would cost more than the gate. Panel and battery are sized to the daily cycle count rather than to the operator’s badge rating, because a gate cycling forty times a day needs materially more stored energy than one cycling six. When the operator runs audibly and the leaf stays put, the fault is mechanical: a sheared drive pin, a stripped gear, a broken chain, or a slide gate whose rack has parted company with the frame. We check the drive train before the electronics on these calls. Catching it early usually means replacing a pin or a section of rack rather than the whole operator assembly.

Sagging, Dragging and Off-Track Gates

A swing gate that drags on the ground has usually lost its diagonal brace, worn its hinges, or settled on its footing. A slide gate off its track has typically worn its rollers or lost alignment at one end.
